Purchasing a property at a Sheriff Sale is a complicated transaction which presents significant risk to the purchaser. All parties who are interested in bidding or purchasing properties are strongly encouraged to hire a lawyer to advise them. Prospective purchasers and their counsel should carefully review the status of title, including taxes, unpaid water bills, and other items such as zoning restrictions which may limit use of the property. Gray & Associates makes no warranties as to the status of title for any property. Title is conveyed to Sheriff Sale purchasers "as is" and without representations as to lien priority or status, or the existence or absence of easements, restrictions or other liens or encumbrances.

All parties interested in purchasing property at a Sheriff Sale Foreclosure are required to pay a down payment in the minimum amount of 10% of their total Bid in cash or certified funds at the sale. Sheriff Sales are conducted by the Sheriff in the county in which the property is located and are subject to additional terms and conditions as the Sheriff Sale shall require.

Gray & Associates reserves the right to cancel, adjourn or reschedule any Sheriff Sale pursuant to instructions from its clients. The appearance of sales on the Schedule is no guarantee that a property will be sold on the scheduled sale date and time. Sheriff Sales may occur at or after the time of day listed on the Schedule. Parties should consult local Sheriff Sale Publication Notices for additional information regarding the sale.

All information included in the Schedule is provided for informational purposes only and no interested person may rely on the accuracy of the information contained therein.

Gray & Associates, LLP is a Debt Collector and any information obtained will be used for that purpose. If you have been discharged Chapter 7 Bankruptcy this is not an attempt to collect a debt.
